Feasibility & Approvals

We help clients evaluate project feasibility, navigate zoning laws, and secure municipal approvals. Our team manages site analysis, handles Re-zoning applications when a property’s designated use must be changed, and guides projects through the Site Plan Approval (SPA) process to finalize external design, access, and landscaping layout. If a design conflicts with local bylaws, we represent you at the Committee of Adjustment to secure minor variances, clearing all legal hurdles so your project moves confidently into the buildable design phase.

Design Development & Construction Documents

  • Design Development: Refining and advancing the approved conceptual and feasibility designs from phase 01. During this stage, we flesh out spatial relationships, select material palettes, establish structural frameworks, and integrate mechanical systems to transition the vision into a workable architectural reality.
  • BIM Coordination (Building Information Modeling): Utilizing advanced BIM methodologies from day one to deliver the highest level of digital coordination and seamless integration with engineering consultants.
  • Building Permit Documentation: Generating comprehensive, technically sound drawing packages designed to meet strict regulatory codes and accelerate municipal review.
  • Construction Drawings: Producing highly detailed execution drawings, technical blueprints, and specifications that clearly communicate the project vision to builders.
  • Sustainable & Inclusive Design: Integrating Green Design principles (including LEED and local green standards), energy efficiency optimization, and Inclusive Design (I-D) principles to ensure spaces are accessible, welcoming, and resilient.
  • Mid-Rise Wood & Mass Timber Systems: Specialized expertise in utilizing Ontario’s building code provisions for sustainable, high-efficiency wood framing and mass timber systems for multi-residential developments up to 6 levels

Construction Administration

During active construction, we provide rigorous on-site oversight. We act as the vital bridge between design intent, contract documents, and physical reality, ensuring the final build matches metrics required by documents and city inspectors.

  • Contract Administration: Conducting regular on-site reviews, managing builder submittals, answering field requests (RFIs), and verifying construction compliance with the approved Building Permit.
  • Commissioning & Post-Construction Service: Providing active leadership through project closeout, building occupancy approvals, and final deficiency walkthroughs to guarantee a seamless handover.
